Del Webb is building its first 55+ community in Flagler County. Here is what has actually been approved, what is being built right now, and the honest read on whether it is the right fit for you.

If you have driven Palm Coast lately, you have probably noticed the land clearing. Del Webb, the country's best known builder of active adult communities, closed on its first phase of homesites here and is developing what will eventually be roughly 650 homes across 505 acres. They are calling it Del Webb Flagler Beach.

That name is doing a lot of work, and we will get to it. But first, the facts, because most of what is circulating online right now is either recycled builder copy or outright guesswork.

Let Us Address the Name First

It is called Del Webb Flagler Beach. It is located in the City of Palm Coast.

That is not a bait and switch, and it is not unusual for a builder to name a community after the destination rather than the municipality. The site sits about three miles from the ocean, which is a genuinely short drive to the sand. But it matters for a few practical reasons that a builder's sales office is not going to walk you through:

  • Your taxing authority is the City of Palm Coast, not the City of Flagler Beach. Millage rates, city services, utilities and code enforcement all run through Palm Coast.
  • Your mailing address will be a Palm Coast address. If you are the kind of buyer who wants "Flagler Beach" on their envelopes, this is not that.
  • You are inland, not coastal. Three miles from the ocean is a very different flood zone, insurance profile and wind exposure than a home on A1A. In most cases that works strongly in your favor. We will come back to this.
The honest version: Del Webb Flagler Beach is a Palm Coast community with excellent beach access. For a lot of buyers that combination is better than living oceanfront. It is just worth knowing which one you are buying.
 

Where Exactly Is It?

The community sits in the City of Palm Coast in Flagler County, positioned between St. Augustine and Daytona Beach with access to both I-95 and U.S. Route 1. Del Webb lists it as less than one mile from I-95, which is unusually convenient for a community of this type.

The location gives residents a genuinely useful radius:

  • Roughly 3 miles to Flagler Beach and the Atlantic
  • Two full-service AdventHealth hospitals within the county area
  • The Promenade at Town Center, a new retail development slated for completion in early 2026
  • Direct private gated access to the Lehigh Trail, a 6.7 mile walking and biking trail
  • Daytona Beach to the south and St. Augustine to the north, both under an hour

The Lehigh Trail Connection Is a Bigger Deal Than It Sounds

Del Webb communities typically build their own internal trail loops, which are fine but finite. Here, residents get gated private access straight onto the Lehigh Trail, a 6.7 mile former rail corridor with a heavy tree canopy running through Palm Coast. For a buyer whose daily routine involves a real walk or a real bike ride, that is a meaningful amenity that no amount of clubhouse square footage replaces. The one to pay attention to: the on-site staffed bar and grill. Most 55+ communities in this price band give you a clubhouse kitchen and a volunteer social committee. A staffed restaurant with banquet facilities changes how a community actually functions day to day, and it is one of the few amenities that is genuinely hard for a competing community to add later.

Floor Plans and Homesites

Del Webb is bringing 11 open-concept floor plans to the community. The original announcement described the first phase as offering five model homes with up to ten plans ranging from approximately 1,300 to 2,800 square feet.

Homesites come in three widths, and this is the single most important decision most buyers here will make:

That typically means a different flood zone designation, different windstorm rating and a very different annual carrying cost. For buyers, the practical sequence usually looks like this:

  1. Interest list. Registering early costs nothing and gets you notified before public release.
  2. Phase one lot releases. Builders typically release homesites in small batches and raise base pricing between releases.
  3. Model homes open. This is when foot traffic and pricing pressure both increase.
  4. Phase one closes out. Later phases price higher, but early phase buyers live through more construction.

The Early Phase Trade-off

Buying into phase one of a 650 home community means better pricing and first pick of homesites, and it also means years of construction traffic, an amenity center that may not be finished when you move in, and a neighborhood that is still finding its personality. Neither choice is wrong. But you should make it deliberately.

Should You Register With the Builder Directly or Bring an Agent?

Flagler County already has strong options for the same buyer. A few honest comparisons:

  • Grand Haven is not age restricted, but it is established, gated, golf oriented and has mature landscaping and a proven amenity operation. If you want a community that already works rather than one that is being built, this is the direct competitor.

There is no universally right answer. There is a right answer for your budget, your health, your travel schedule and how much of your weekend you want to spend on a lawn.
