Homes and Floor Plans

Del Webb plans more than 20 single-family floor plans at Del Webb Flagler Beach, all built around open layouts designed for single-level, low-maintenance living. Final plan names, square footage and elevations will be confirmed when the builder releases the first homesites.

Homesite Sizes

Homesites will come in three widths: 40, 50 and 65 feet. The width of a homesite decides which floor plans fit on it, so it's worth deciding early whether you want a smaller, lower-maintenance home or room for a larger plan, a bigger lanai or a pool.

Pricing, HOA Fees and CDD

Del Webb hasn't published base prices, HOA dues or whether a CDD assessment will apply. We'll update this page as soon as those numbers are official. When they are, look at your total monthly cost, including HOA dues, property taxes, any CDD assessment and insurance, not just the base price of the home.

Amenities at Del Webb Flagler Beach

Private Access to the Lehigh Trail

Location: Three Miles to the Beach

Del Webb Flagler Beach sits in the City of Palm Coast, so homes will have a Palm Coast address and Palm Coast city services. The community is about three miles from the ocean in Flagler Beach and less than a mile from I-95, which puts St. Augustine and Daytona Beach within an easy drive.

Everyday needs are close by, including AdventHealth hospitals, grocery stores and the shopping and dining around Palm Coast's Town Center. Flagler Beach itself, with its pier, oceanfront restaurants and small-town downtown, is a short drive away.

How to Buy a Home at Del Webb Flagler Beach

Buying new construction works differently from buying a resale home. Here's how the process typically goes, and where having your own agent helps most.

  1. Get on a VIP list now. The first homesites and the best locations are usually offered to people on interest lists before public release. Join ours and we'll track every release for you.
  2. Register your agent before your first visit. Most builders require your agent to be registered at your first inquiry or sales center visit. Contact us before you fill out a builder form or walk into the sales center so you keep your right to representation.
  3. Choose your homesite and floor plan. Homesites are typically released in small batches, and base prices often rise between releases. We'll help you compare locations, orientation and lot premiums.
  4. Review the purchase contract. Builder contracts are written by the builder. We'll walk you through deposits, timelines and what happens if construction is delayed.
  5. Make your design selections. Upgrades at the design center can add significantly to your final price. We'll help you budget for the options that matter most for comfort and resale.
  6. Inspect during construction. We recommend independent inspections before drywall and before closing, even on a brand-new home.
  7. Close on your new home. Compare the builder's preferred lender incentives against outside financing so you know what you're really saving.
